What counts as a plumbing emergency?
If any of these are happening right now — call. Don't wait until morning. Don't try to "see if it gets better." Plumbing emergencies almost always get worse with delay.
Burst pipe, ceiling drip, sudden flood. Every hour of leak doubles the damage cost.
Boiler dead, pipes frozen, no hot water — especially with elderly residents or babies in the house.
Open windows, turn off gas at meter, leave the property, call National Gas Emergency on 0800 111 999 FIRST. Then us.
Especially if it's the only toilet in the house. Sewage backflow is a health risk.
Health hazard. Don't use any other water fixtures until resolved.
Stopcock broken, can't find it, or shutting it off doesn't help. Call us — we'll talk you through it.
Could be heat exchanger failure or pressure issue. Switch off and call.
Don't try to thaw with blowtorch or hairdryer near electrics — both cause bigger emergencies.
What to do BEFORE George arrives
For burst pipes / major leaks
- Turn off the main stopcock — usually under the kitchen sink or near front door
- Open all cold taps to drain remaining water from pipes
- Switch off boiler and immersion heater
- Move valuables out of the wet area
- If water near electrics, kill the consumer unit

For boiler breakdowns
- Note any error codes on the display (F22, F75, EA, etc.)
- Don't repeatedly reset if it keeps tripping — there's a reason
- Check if it's a frozen condensate pipe (white plastic outside) — pour warm water on it for 5-10 min
- Note when it stopped working and what was happening at the time

- STOP flushing
- Lift the cistern lid, lift the float to stop water entering
- Or close the isolation valve behind the toilet
- Mop up if overflowed, get electrics off the floor
